  1. Powerful stuff. As a population, we have been terribly failed by successive governments. Some have made out like bandits, but many if not most are struggling to tread water. Sick.
  2. Yep, my missus has 3/5ths of what I have invested and she has won double what I have won in the past two months, but prior to that she had two months of zero. "The luck of the draw" indeed.
  3. Additionally, could this be the last puff of the "Help-To-Sell" bung which was handed to the big housebuilders? Didn't that finish totally on 31/03/2023 so an element of Jan-Mar 2023 transactions would be "buy now or lose your 20% from the government (40% in London)" purchases?
  4. Quick question ... if NW/HF only account for about one third of the housing market, why do the other mortgage lenders publish house price indexes (such as Barclays, Santander etc)? Are NW/HF the largest and the other two thirds spread so widely that their transaction numbers are kinda pointless?

  6. Surely the Halifax are due a large fall? The difference between the two indexes is now 5.2% [+2.1% and -3.1%] and Halifax is the higher of the two?

Stupendously incorrect ... year ended March 2022 ... quote: "in the financial year ending March 2022 there were 204,530 dwellings completed in the UK" (https://www.ons.gov.uk/peoplepopulationandcommunity/housing/articles/ukhousebuildingdata/financialyearendingmarch2022) ... the three months following "between April and June 2022 there were 54,910 dwellings completed in the UK" ( https://www.ons.gov.uk/peoplepopulationandcommunity/housing/articles/ukhousebuildingdata/latest ) so that seems to indicate that we are running on circa 200k new homes per annum. Using your unsubstantiated figure of immigration at 550,000/200,000 = 2.75 persons per dwelling which is not too far away from the historical average of 2.4 persons per home. For the avoidance of doubt, I am not saying that UK population is not a factor in the long list of reasons we are suffering under excessively high house prices, only that it is far from the top.   9. I have long thought that a big reason why there are so many over-50's choosing not to work is because they have a mortgage-free main residence as well as a mortgage-free BTL or two. At least, I know a few that fit this category.

  11. I am sure it has been posted here previously, but is there a graph showing average house price in oz's of gold?
