Do LL's think this actually helps? S21 is a county court process. They already have a massive backlog with no additional resources to tackle it. Adding to this simply slows the queue further so tenants can stay put. You can upgrade to a High Court eviction, but that will cost you and encourages tenants to withhold rent and trash the place as any further claims have to be started after possession and when the tenant has 'disappeared' . After the LL gets their pwoperdee back, what next. Do they think they can simply rent it out for 30% more the next day, especially after its been trashed? All the time they are still chased by their Lenders, Council Tax, and HMRC. Far easier to get 8% easy return from the FTSE

Suella Braverman defied Rishi Sunak with article criticising police Britain’s home secretary has defied Rishi Sunak by publishing a controversial article attacking the police’s handling of protests without gaining clearance from Downing Street, the prime minister’s spokesperson has confirmed. Why leak this now I wonder. It boosts Braverman in the eyes of the Rabid Right and undermines Sunak. -

I don't think they can. They are either on the tail end of their working lives, so ideal fodder for recession led redundancies or already pulling a pension that is being eroded by inflation.
