I'll take a look.To be honest if they have closed its because there are too many developers trying to sell homes worth £1m for £2.5m. Note also that Kingswood Mitsubushi shut down as they were plaaning to build a development there. The lot is now up for auctions with Strettons! Also the Hocken business has shut and is up for let. If the new builds on Kingswood Warren at over £2.5m aren't overpriced by this extent then I will eat Kirsty's hat for her. In 2 years time, when normal trading resumes, these homes will probably be a little shy or just over £1m. I have recently found these entries at around or below £1.2m This first one looks much better value than the other homes in the area at £1.25m with 7 bedrooms, it is in the Warren and has 0.6 acre. I had seen attempts from the crappy houses on the side roads off the A217 Reigate Road (Warren Lodge and Shaw Grove etc ) which back onto the Warren to try and sell for this sort of price. I suspect their values are half what the developers would like to sell for, but for them to admit as much would lead to instant financial disaster. There was also one on Green Lane a few years back (which is the road behind the Fox on the Hill pub, just off the 217). Raised a few laffs at my place of work at the time. On your last point about new builds in the warren, the pre-existing residents were probably hacked off on both counts. The character of the area gets destroyed by new houses and then to boot, they are responsible for the over-supply, dropping residents values even more. It's a tough life for old money these days. A house like that might rent for £3500 PCM, but not £7000. Although still a large number, the asking price is better than others in the area, but still it looks over priced given the achieveable rent. If you look at the property finder picture first, you can see a conservatory on the left and a garage to the right. The garage appears in the get surrey picture, and you can just make out the white at the top of the conservatory over the hedge. Zoopla ( www.zoopla.co.uk ) has an price estimate tool that gives you an estimated value for a home based on past history, other sales in the area (which infer the the percentage changes) and also the ability to adjust for the condition of the homes etc. I have been looking again at some properties in Kingswood, and what is fascinating is that appart from the really big house that are stupidly overpriced and of which there is a huge glut, there also seems to be a tendancy for the vendors of much smaller properties to massively overvalue them. Clearly they will not be getting over £600k, and by the time the magic effect of being just over the stamp duty threshold has kicked in, its easy to see how the Zoopla estimate is rather accurate. FWIW, I don't think you're far out, but Zoopla is not far out by luck, rather than anything else.... IMO of course. It cannot really work out that other sales have been for 'basket' cases, houses that have been extended, it gets skewed by divorce sales at the Land Registry and allsorts. It also does not work particularly well if a house has not been sold recently. It's a toy, not a real world thing..... something to play with, not something to take seriously.
